Homeka Capital was founded by Vavia and Dan Blank after they recognized a limit familiar to many hardworking families: income tied to time can build a career, but it cannot give that time back. Vavia's 15 years in construction administration, accounting, HR, payroll, and facilities shaped a practical understanding of how buildings and budgets operate. Dan's 25 years in residential and commercial construction across the Pacific, from hands-on building to construction management, built a deep understanding of how properties are built, renovated, and maintained. They began their investing journey in single family real estate, and as they looked for ways to grow and scale, multifamily became the clear path forward. Investing as limited partners in Minnesota and Georgia, they learned firsthand from the investor's seat. Homeka Capital grew from that experience and a shared belief that wealth should support family life, not replace it.

Vavia Blank

Vavia Blank is a Co-Founder of Homeka Capital, where she oversees operations, investor relations, and organizational strategy. Born and raised in Tahiti, Vavia brings a global perspective and a strong foundation in discipline, adaptability, and stewardship to the firm. Vavia pursued her higher education in the United States, graduating from BYU Hawaii, and entered the construction industry immediately after graduation. Over the past 15 years, she has built extensive experience across multiple operational and corporate roles, spanning administration, accounting, human resources, payroll to name a few. This breadth of experience provides Homeka Capital with strong internal controls, operational oversight, and attention to detail across all aspects of the business. She has since transitioned into facilities management, further deepening her expertise in asset operations, building performance, and long-term property functionality, an important complement to Homeka Capital’s investment and asset management strategy. Vavia has been passionate about real estate investing since her twenties, initially investing in single-family properties before recognizing the scalability, efficiency, and long term advantages of multifamily real estate. Her background allows her to approach investing with both an owner’s mindset and an operator’s discipline. Together with her husband, Dan, Vavia co-founded Homeka Capital with the intention of building a durable platform rooted in alignment, responsibility, and long term thinking. Their shared mission is to create a lasting legacy for their children and future generations through thoughtful investment, capital stewardship, and enduring relationships.

Dan Blank

Dan Blank is a Co-Founder and Head of Acquisitions at Homeka Capital, a privately held real estate investment firm focused on the acquisition and operation of multifamily assets. Dan leads the firm’s sourcing, evaluation, and acquisition efforts, bringing a practical, execution focused lens to every opportunity. With over 25 years of experience across both residential and commercial construction, Dan has worked in diverse markets throughout New Zealand, Australia, New Caledonia, Papua New Guinea, and Guam. His career includes hands-on residential building, large scale commercial construction, crane operation, foreman leadership, and construction management. This progression through the field gives him a comprehensive understanding of building systems, renovation feasibility, capital planning, and execution risk. Originally from New Zealand, Dan brings a global perspective and a strong commitment to craftsmanship, preparation, and stewardship. As a firm that prioritizes alignment and capital preservation, Dan plays a key role in ensuring that each acquisition reflects Homeka Capital’s long term investment philosophy.

    We begin with current rents, trailing operations, and assumptions that can be explained without a sales pitch.

    Build room for pressure

    Debt, reserves, and the operating plan should have room for conditions that are less favorable than the base case.

  3. 03
    Communicate with context

    Investors receive clear reporting in good quarters and bad, with a direct explanation when conditions change.

Protect the downside first

We look for value-add multifamily communities where the fundamentals support the business plan, then test each opportunity against conservative income, expense, debt, and exit assumptions. The goal is not to make every deal work. It is to recognize the few that still make sense when the plan meets pressure.

Three markets. One deliberate focus.

Lexington is our primary market, supported by focused work in Greenville and Indianapolis. We look for durable renter demand, diversified employment, manageable new supply, and an operating plan that does not depend on perfect conditions.
